Buyer Agency
To understand buyer agency, it is helpful to begin by first clarifying some commonly used real estate terminology. The terms ‘Agent' and ‘Representative' are and may correctly be used interchangeably. As well, an 'Agent' may be either a Broker or a Salesperson as these terms refer to the type of real estate license held by the agent/licensee.
The term ‘Agent' refers to the one who is empowered to act on behalf of a Principal. So, as this applies in real estate, the Principal = the Buyer OR the Seller = the Client of the Agent.
A Buyer's Agent is hired by the buyer to represent and protect their interests in the purchase of a property, just as on the flip side, a Seller's Agent, a.k.a. "listing agent", has been hired by the seller to represent their interests in the sale of the property.

As a Buyer's Agent, we owe specific fiduciary (legal) duties to our Buyer-Client. These legal duties to the client are as follows (acronym OLDCAR):
- Obedience (to lawful instructions)
- Loyalty (undivided)
- Disclosure
- Confidentiality
- Accountability
- Reasonable Care and DUE DILIGENCE.
At Buyer Brokers Realty, the Buyer is always the Client and the Seller would be treated like a Customer. Clients and Customers, in real estate there exists between them an important distinction. As noted above, a Client is owed a fiduciary duty of loyalty, confidentialty, etc. by their agent, whereas when dealing with a Customer, the agent merely has a responsibilty to treat the customer fairly and honestly. So, for a real estate agent, the Client = Duty and the Customer = Responsibility.
